What’s Happening?
The milestone sod-turning took place, and construction has begun on Lincoln Lifestyle Yeppoon, a purpose-built land lease community for people aged over 50.
Livingstone Shire Council Mayor Adam Belot joined Lincoln Place Chief Executive Officer Paul Yeo at the event. State Member for Keppel Nigel Hutton and Federal Member for Capricornia Michelle Landry also attended.
The secure, gated development will add high-quality homes, shared outdoor areas and a multi-million-dollar amenities precinct to the coast.
Local contractor JRT Civil will complete early civil works and trunk sewer construction.

The community will provide another housing choice for downsizers who want to remain connected to Yeppoon.
Mr Yeo linked the project to Greater Rockhampton’s age profile and growing population.
“With one third of Greater Rockhampton’s residents aged over 50, and a rapidly growing population, we’re helping shape the future of over-50s living in one of Queensland’s top coastal destinations,” Mr Yeo said “Our vision is to create a master-planned community where downsizers can enjoy an active lifestyle, build new friendships, and remain connected to everything they value about Yeppoon.”
Local Impact
JRT Civil’s appointment will support local jobs and draw on established trade networks throughout construction.
“We’re proud to partner with expert local contractors JRT Civil, whose valuable knowledge and trusted trade networks will help bring our vision to life, while supporting local jobs over the next five years,” Mr Yeo said. “With early works now underway, we expect the first residents to move in from mid-2027.”
By The Numbers
- The $400 million development is planned over five years and is Lincoln Place’s second Queensland construction start within a year.
- The 31.25-hectare site includes about 8.5 hectares of community space and capacity for up to 450 homes.
- JRT Civil will prepare 94 home sites across the first three stages, plus the first clubhouse precinct pad.

The plans combine secure storage, nearby services and an extensive range of shared facilities.
“The secure, gated community has been carefully planned to complement Yeppoon’s coastal lifestyle and natural setting, with the added convenience of on-site RV and boat storage,” Mr Yeo said. “Homeowners will be close to local shopping centres, Yeppoon Golf Club, the beachfront and Keppel Bay Sailing Club, while enjoying an extensive range of amenities within the community itself.”
Several community precincts will be delivered throughout the project’s construction.
“Our plans include the delivery of multiple community precincts over the life of the project, with the first of these offerings featuring a state-of-the-art clubhouse including residents’ lounge, private dining, community dining, library, private cinema, games room and craft studio, alongside an outdoor pool and BBQ areas. Future stages are expected to include a recreation pool, gym, lawn bowls green and pickleball courts, pocket parks, community gardens, and passive green spaces throughout the community.”

Lincoln Lifestyle Yeppoon will operate under a land lease model, allowing buyers to own their homes while renting their sites.
“When you buy into a land lease community you own your home outright. There’s no stamp duty, no exit fees, no body-corporate fees, and no council rates, which creates an opportunity for residents to free up equity from the sale of their current home,” Mr Yeo said.
“The only ongoing costs are normal home utility costs and a weekly site rental fee that covers the maintenance of the community and the exclusive lifestyle amenities in and around the clubhouse.”

What To Look For Next?
Work will continue across the initial home sites and first clubhouse precinct, with move-ins planned from mid-2027.
