GemLife on Dean brings new homes to Rocky

What’s happening?

Rockhampton’s first land lease community in a decade is now part of GemLife’s portfolio and is renamed GemLife on Dean from 16 July 2025. Construction on the $32 million project, formerly Aliria on Dean, continues with 57 duplex homes planned. The first homes are expected to be finished and settled in September.

Why it matters?

This move strengthens GemLife’s role as a major national developer while giving Rockhampton over‑50s buyers access to new housing with strong facilities. Adrian Puljich said, “The response to the community has been fantastic, and we’re looking forward to delivering high‑quality, low‑maintenance homes with a suite of onsite facilities that will set a new bar for over‑50s living in Rockhampton.”

Local Impact

Built on a 2.5‑hectare site that once housed WIN Television, GemLife on Dean will feature a clubhouse, pool, gym, pickleball court, barbeques, dog run and RV parking. Buyers from Rockhampton and nearby towns have already shown strong interest.

The same design and build team and Pat O’Driscoll Real Estate agents remain involved. The land lease model means buyers own their homes, rent the land and pay no entry, exit or stamp duty fees.

GemLife’s acquisition also includes sites in Kilcoy, Sunshine Coast, Burnett Heads, Clarence Valley, Toowoomba and Logan, with four more Aliria projects expected to follow. This would bring the portfolio to 32 communities and 9836 sites across several states.

What to look for next?

First home settlements at GemLife on Dean in September and further acquisitions expected between late FY25 and FY31.
