Yeppoon’s strong growth among over-50s is driving early interest in Lincoln Lifestyle Yeppoon, a new purpose-built community planned for Inverness.

The Lincoln Place project is the first over-50s community of its kind in Yeppoon in more than a decade. It is attracting local homeowners who want to downsize while staying connected to their community.

Early enquiry data also shows interest from regional Queenslanders seeking a coastal move. People from Rockhampton, Emerald, Gladstone, Mackay and the Fraser Coast are among those looking at the project.

Many are seeking to move from acreage, larger family homes or inland areas into a lower-maintenance coastal lifestyle.

Lincoln Place has now released a first look at the home designs, giving early purchasers a clearer view of the planned community and its lifestyle focus.

Why it matters?

The project comes as Yeppoon experiences significant population growth, particularly among people aged over 50.

It offers a way to move into a smaller, purpose-built home without leaving the area they already know. For regional buyers, it gives them a coastal option with shared amenities, less upkeep and easier access to everyday services.

Lincoln Place Chief Executive Officer Paul Yeo said the project was appealing to both local residents and seachangers.

“Lincoln Lifestyle Yeppoon is resonating as a popular option for both locals and seachangers from further afield, all drawn to this relaxed coastal lifestyle,” Mr Yeo said.

He said many local residents were looking for a housing option that allowed them to stay close to their community.

“Locals appreciate the rare opportunity on offer here and we are seeing more and more over-50s looking to downsize from larger traditional family homes while staying in the community they already know and love,” he said.

Mr Yeo said interest from further afield was also being shaped by Yeppoon’s lifestyle.

“Further afield, regional Queenslanders who have lived on the land are ready to discover a new way of living, and are being drawn to Yeppoon’s tropical climate and pristine beaches,” he said.

Local Impact

Lincoln Lifestyle Yeppoon will be located at 73 Limestone Creek, Inverness, and will add a new housing choice for over-50s on the Capricorn Coast.

The community is being planned close to everyday services, while still offering a quieter lifestyle setting.

“Located less than 10 minutes’ drive from local shopping centres and the Yeppoon Golf Club, as well as the beachfront and Keppel Bay Sailing Club, Lincoln Lifestyle Yeppoon is primely positioned close to everyday conveniences, but distanced enough to enjoy peaceful, resort-style living in a stunning, nature-rich Inverness location,” Mr Yeo said.

The project will include a multi-million amenities precinct designed around active, social living. Planned facilities include a clubhouse, wellness centre, heated pool, community garden, lawn bowls green, pickleball courts, lounge areas, dining spaces, BBQ areas, pocket parks and green spaces.

The figures show the scale of the project and the strength of early interest from local and regional buyers.

The first home designs include low-set two and three-bedroom floorplans, with layouts shaped around Yeppoon’s coastal climate.

Mr Yeo said the homes had been designed for natural light, coastal breezes and low-maintenance living.

“We’ve designed this community with coastal conditions in mind with layouts positioned to capture natural light and coastal breezes, native plants and low-maintenance landscaping and air conditioning as a standard inclusion,” he said.

The community itself will be gated, with on-site RV and boat storage for residents who want flexibility when travelling.

“At the heart of the community will sit a state-of-the-art clubhouse, recreation spaces and amenities that promote an active, social lifestyle, including a wellness centre, heated pool, community garden, lawn bowls green, pickleball courts and an array of lounge, dining and BBQ areas, pocket parks and green spaces,” Mr Yeo said.

“The community itself will be gated, offering a private and secure environment for residents who can lock and leave when they want to travel, with RV and boat storage on-site for when they are home.”

Lincoln Lifestyle Yeppoon will be delivered under the land lease model, which is aimed at people over 50 seeking a different housing and lifestyle option.

Under the model, residents own their home outright and pay a weekly site rental and utility usage fee.

Mr Yeo said the model could help residents free up equity from the sale of their current home.

“When you buy into a land lease community, you own your home outright, but there’s no Stamp Duty, no Exit fees, no body corporate fees, and no council rates, creating an opportunity for the resident to free up equity from the sale of their current home,” he said.

“The only ongoing cost is a weekly site rental and utility usage fee that also covers the maintenance of the community and an abundance of exclusive lifestyle amenities in and around the clubhouse.”

Early purchasers can choose from two and three-bedroom floor plans featuring quality fit-outs, landscaping and air conditioning designed for Queensland weather.

What To Look For Next?

The coming months should give a clearer view of demand, as Priority Access Club members begin selecting their preferred lots before the community opens to the wider market.

Mr Yeo said the most recent Yeppoon PAC event showed interest was already reaching well beyond the local area.

“At our most recent Yeppoon PAC event, attendees travelled from a broad geographic area, including Emerald, Gladstone, Rockhampton and surrounding areas, reinforcing the level of enquiry we’ve received from beyond Yeppoon,” he said.

“With more than 40 people in the Lincoln Lifestyle Yeppoon PAC, early uptake demonstrates strong demand for purpose-built housing in this region,” Mr Yeo said.

“These eager purchasers will select their preferred lots at the community, and these sites will be allocated before the project launches to the wider market.”

If early interest continues, Lincoln Lifestyle Yeppoon could become a key coastal downsizing option for locals and regional Queenslanders seeking a lower-maintenance home later in life.

The first homes are expected to be completed in mid-2027.
